Portfolio expansion
News bReal estate investment firm Elion Partners (Elion) has acquired a 180,000-square-foot Class A last-mile industrial asset known as Griffin Pointe Business Park located at 2281 Griffin Road in Fort Lauderdale, Florida.

The $31.5 million acquisition is a part of a series of acquisitions the firm has planned for its last-mile portfolio aggregation strategy across key logistics markets, including Broward and Miami-Dade County.

“The building’s characteristics together with the supply-constrained nature of the airport submarket make the asset ideal for last-mile real estate,” said Michael Stellino, Senior Managing Director at Elion. “We are confident the addition of this Class A building and location will complement our portfolio well.”

The firm plans to continue to pursue an investment strategy focused on first, middle, and last-mile logistics real estate, targeting core, urban logistics hubs near large population centers in infill coastal markets. During the second half of 2020, Elion acquired seven additional last-mile industrial distribution assets in key logistics markets such as Seattle, San Francisco, Southern California, New Jersey, and South Florida. Elion’s investment vehicles hold an existing portfolio of last-mile logistics real estate across the US.

Montana acquisition
Easterly Government Properties, Inc., a fully integrated real estate investment trust focused primarily on the acquisition, development and management of Class A commercial properties leased to the U.S. Government, has acquired a 149,110-sq. ft. US Department of the Interior (DOI) regional office and warehouse facility in Billings, Montana (DOI – Billings).

DOI – Billings is a 100 per cent leased regional facility that houses several of DOI’s key bureaus, including the Rocky Mountain Regional Office for the Bureau of Indian Affairs (BIA), the Bureau of Reclamation and the Bureau of Trust Funds Administration.

Built-to-suit for the DOI in 2013, DOI – Billings is a first-generation, single tenant U.S. Government leased facility under a 20-year non-cancelable lease that does not expire until the end of April 2033.

Solution recognition
DRI-STEEM Corporation (DriSteem) has received the BUILD Construction & Engineering award for the ‘Best in Commercial Humidification Solution Provider of 2020 for the DriSteem GTS® LX Series Humidifier.’

The Best in Commercial Humidification Solution award is selected by the BUILD Construction & Engineering research team. Those selected met merit-oriented criteria researched via public domain with many factors taken into consideration. The nominee proved evidence of expertise within their field, dedication to customer service and client satisfaction with an ongoing commitment to excellence and innovation.

Access to the Texas Triangle
News cHines has announced that Hines Global Income Trust, Inc. (Hines Global) has acquired an Amazon-leased e-commerce fulfilment center northeast of San Antonio in Schertz, Texas.

The 1,262,294-square-foot Class A, e-commerce fulfilment center is located in the rapidly growing I-35 corridor between San Antonio and Austin. This location provides direct access to the ‘Texas Triangle’ serving a population of over 25 million people living in or around Austin/San Antonio, Houston and the Dallas/Fort Worth metros.

“This is a critical location with a high growth consumer base,” said Laura Denkler, Managing Director at Hines. “We continue to pursue logistics assets with immediate proximity to population density and solid connectivity to major thoroughfares. This acquisition is another step forward for Hines in the Austin/San Antonio marketplace.”
