MainBuilt brings design  and construction together  to create highly custom  homes tailored to every client

For MainBuilt, a custom home is about far more than choosing finishes or adapting a floor plan. It is the result of architecture, interior design, preconstruction, and construction working together from the beginning, with each decision considered as part of the larger whole.

That integrated approach has become central to MainBuilt’s work across Central Iowa and the region’s lake communities, where the team creates highly custom new homes and remodels shaped around both the people who will live there and the properties themselves. Just as important is the experience behind the finished home: a collaborative process intended to make what can be a significant undertaking feel clear, considered, and enjoyable.

Over the years, MainBuilt’s projects have grown in scale and complexity, but its focus has remained consistent. The strongest projects are rooted in a shared appreciation for thoughtful design, lasting quality, craftsmanship, and collaboration.

“In my experience,” says Rick Ponstein, Owner, “the homes that seem to turn out the best are the ones where the clients are heavily invested in building something of high quality that will stand the test of time.”

That does not mean clients need to arrive with every decision made, or even with a fully defined design vision. In many cases, discovering what a client truly wants is part of the process. Through early conversations, architectural planning, interior design, renderings, selections, and ongoing collaboration, MainBuilt helps clients identify what matters most to them and then translates those priorities into a home that feels distinctly their own.

Finding that alignment early also establishes the foundation for the relationship that follows. Collaboration from the outset can influence everything from the working relationship to the finished home.

“When we are on the same page with a client from the very start and there is good collaboration throughout, it has a massive impact on the process, the customer experience, and the overall feel of the finished home,” says John Harrington, General Manager.

Indeed, for MainBuilt, that early alignment goes both ways. The company is intentionally suited to clients who value a deeply considered home and want to be part of a collaborative process. Establishing shared expectations from the beginning gives both the team and the homeowner a clear foundation for the hundreds of interconnected decisions that follow.

That level of coordination is where MainBuilt’s integrated approach becomes particularly valuable. Decisions about architecture can influence cabinetry and interiors; window placement can affect natural light and views; and materials need to work aesthetically and functionally while also responding to the realities of the property.

Rather than treating those decisions as separate phases, MainBuilt looks at the home as one connected project. Its role is to maximize the potential of each property while balancing design, functionality, craftsmanship, budget, and the individual priorities of the client.

Defining details

Staying current on materials, technology, building products, and construction methods is part of that process, but innovation is never incorporated simply for its own sake. What belongs in one home may make little sense in another. Rita Byers, Preconstruction Design Director, points to technology as a simple example. Some clients want highly connected smart-home systems, while others prefer an intentionally straightforward experience.

“One client told us very directly that they wanted a ‘dumb home’ as opposed to a smart home,” Rita says. “They wanted to be able to walk in and turn the lights and TV on themselves without them or their guests needing an instruction manual.”

This reflects a larger part of MainBuilt’s design philosophy. There is no predetermined aesthetic, technology package, or list of features that defines a MainBuilt home. Instead, the team listens closely and develops the design around the client’s lifestyle, priorities, and property.

Sometimes that means maximizing views and natural light. In other homes, the defining details may be custom cabinetry, a particular stone application, thoughtful lighting, intricate trim work, or the way spaces transition from one to the next. The specifics change from project to project; the level of consideration does not.

That guidance becomes particularly important because of the significance of the process itself. MainBuilt intentionally takes on around ten custom homes each year, but for many clients, building a truly custom home is something they will experience only once or twice in their lifetime.

“Our role is to be the experienced guide who helps them navigate that process with confidence,” Rick says, “and who is not afraid to gently challenge a choice that might not serve them well in the long term.”

It is a role that draws on experience without taking ownership of the client’s vision. MainBuilt’s team has worked through similar questions many times before, while recognizing that, for the homeowner, each decision is personal and often entirely new.

Embedded in community

That perspective is now shaping the company’s next chapter in Okoboji. While MainBuilt has long worked in lake communities, its growing presence in the Iowa Great Lakes region represents a natural extension of that experience into a market closely aligned with its luxury, highly custom work.

The evolution builds in part on what MainBuilt learned through its work at Lake Panorama, an area about 45 miles west of Des Moines. When Rick began living there, the relationships he built within the community naturally led to additional lake-home projects and remodels. Through that work, MainBuilt’s experience, interest, and expertise in lake homes continued to grow, helping shape the company’s approach to future lake markets like Okoboji.

“It was a good lesson in the value of being embedded in a community,” Rick says. That experience helped shape the company’s approach to Okoboji. MainBuilt already had clients, relationships, and previous projects in the area, but establishing a stronger local presence allows the team to serve that market with the same level of coordination and attention clients experience elsewhere in Central Iowa.

The company’s Okoboji showroom is an important part of that commitment, providing a place where clients can meet with the team, explore materials and cabinetry, discuss design ideas, and begin bringing a lake home to life. More than simply entering a new market, the move builds on MainBuilt’s existing lake-home expertise and establishes a long-term presence within a community where many of its current and future clients already spend their time.

Championing customer experience

As MainBuilt continues to grow, its focus remains firmly on making the experience of creating a custom home as rewarding as the finished result. With the team bringing experience to every stage of the process, clients can approach what may be an unfamiliar undertaking with greater confidence, and, importantly, enjoy the decisions along the way.

“Many people come to us apprehensive because they have heard the horror stories,” John says. “Our goal is to make the process fun. They should love the process of designing their home, choosing tiles, and making decisions together.”

For MainBuilt, a truly custom home comes from bringing every part of the process together: the property, the client’s vision, thoughtful design, and the countless decisions that shape the finished home. By approaching the experience with the same level of care as the design and construction itself, MainBuilt creates homes that feel deeply personal and a process clients can genuinely enjoy along the way.
