Sevan’s comprehensive program management services for clients with distributed real estate portfolios have been combined into an integrated solution called 7Xcellence, offering reduced delays, improved communication, and more predictable program outcomes. The seven services include: program management; real estate and development; civil, zoning, and permitting; architecture and engineering; reality capture and building information modeling (BIM); technology and data analytics; and construction services.   

“Sevan has managed nationwide programs for many well-known brands – think Sprouts, Starbucks, Walgreens, HCA, and IKEA – handling everything from permitting to punch lists,” Jim states. “Currently, we’re managing pump and tank replacements at over 250 Sunoco sites, and leading remodel programs for Pep Boys, Verizon, McDonald’s, Starbucks, and Chipotle.  

“One of our most extensive projects was for McDonald’s. We began by remodeling 650 restaurants in California, and our reality capture and BIM teams reduced planning time from two years to six months, while decreasing change orders from ten percent to three percent. This allowed us to complete the program in half the planned time, saving over $142 million and generating early revenue, making it one of the most successful QSR rollouts of its kind. This early success led to us building a longstanding relationship with McDonald’s and managing their largest remodel program, with 10,000+ restaurants nationwide.”  

High-performance culture 

On the topic of relationships, Jim shares his perspective on key success factors for any successful partnership. “Whether we’re working with a Fortune 100 company or a small subcontractor, we treat every partner with the same level of respect and accountability,” he explains. “Transparency, communication, and common goals keep clients coming back and partners aligned. Many vendor relationships last over ten years, and some client programs have expanded from a few dozen projects to thousands of sites.”

Sevan is focused on sustainable growth, including opening two new offices, and we’re keen to hear Jim’s views on these initiatives. “Opening an office in Dallas helps us serve clients better and faster,” he says. “The region is a hub for multi-site growth, especially in restaurants, retail, and fuel. The new location will enable us to attract top talent and support more boots-on-the-ground deployment, and scale national programs more efficiently.”  

Additionally, Sevan is opening an office in Bentonville, Arkansas. “It’s all about proximity,” states Joe Collins, Senior Vice President of Operations. “Being closer to clients means faster decisions, quicker mobilization, and stronger relationships with owners and local subcontractors.”  

Jim adds: “We’re also expanding our impact through two key collaborations: KETA Sevan, a joint venture focused on federal opportunities, and F2F Sevan, a partnership with residential firm, Frame2Finish, to rebuild Palisades communities after the Los Angeles fires.”  

Investment in technology 

Sevan’s military roots remain a cornerstone of the company’s identity, and that commitment carries through in its work with the government’s military housing, retail, community centers, and dining facilities. To date, Sevan has completed work on more than 20 military installations across the country and is actively working on at least a dozen others at any given time. Whether supporting the US Army, Air Force, Amtrak, or other government agencies through its joint venture KETA Sevan, the company approaches each project with the same mission-driven discipline that shaped its beginnings: helping partners move quickly, manage resources wisely, and create lasting improvements for service members and their families.  

Beyond office expansion, Sevan is enhancing its reality capture and BIM capabilities with new mobile scanning units, allowing clients to document conditions more rapidly, reduce design time, and prevent change orders through precise initial captures. “Technology is no longer optional,” Jim confirms. “We’ve heavily invested in laser scanning, photogrammetry, BIM, and drone tech to document and manage every inch of a site. Technology not only speeds us up but also helps clients make smarter choices through real-time dashboards for progress, budgets, and quality control.”  

As we wrap up, Jim shares Sevan’s future outlook. “In 2026 and beyond, we aim to execute projects successfully while delivering excellent client experiences,” he says. “This includes expanding our Dallas operations, growing our footprint in Bentonville, and continuing to grow teams for active national rollouts. Internally, we’re investing in systems and processes to enhance efficiency, helping clients move faster and control costs without cutting corners.  

“Our goal for the next five years is to be the leading partner for multi-site construction across the US.
