How Bentley Residences Miami is advancing modern high-rise construction
As building becomes more technically demanding, luxury residential construction has entered a new era in which landmark towers are expected to do more than redefine skylines. Beyond height and architectural impact, they are expected to incorporate complex mechanical systems, advanced construction technology and highly customized amenities through Modern Methods of Construction without compromising schedule, performance or quality.

Bentley Residences Miami offers a clear example of what that requires. Developed by Dezer Development in collaboration with Bentley Motors and designed by Sieger Suarez Architects, the 62-story condominium will rise 716 feet, making it one of the tallest oceanfront residential buildings in the United States.
Its defining features go far beyond the façade. The tower will include the patented Dezervator car and passenger elevator, private in-home sky garages, expansive terraces, outdoor kitchens and private pools on every balcony. Each element carries structural, mechanical and waterproofing requirements that must be resolved as part of the building itself rather than added later.
Now rising beyond level seven and advancing toward its anticipated 2028 completion, Bentley Residences shows how ambitious residential design is reshaping the way high-rises are engineered and built.
Building from the ground up
For a tower of this size and complexity, the foundation is not simply the first construction milestone. It determines how the structure will carry its weight, accommodate its systems and perform over time.
At Bentley Residences, that work culminated in the largest residential concrete pour in Florida and the second-largest foundation pour in the United States. Over 36 continuous hours, approximately 20,000 cubic yards of concrete were placed using ten pumps and more than 2100 truck deliveries, supported by roughly 2400 tons of reinforcing steel.
The scale of the pour demanded precise sequencing. Concrete had to arrive continuously, crews had to rotate without interrupting the operation, and testing had to take place throughout to ensure the material met the project’s specifications.
With a project of this scale, the foundation sets the standard for everything that follows. There is no room to improvise once the pour is underway, so the sequencing, logistics and quality controls all have to be resolved in advance.
Reaching new heights
With the foundation complete, construction has shifted into the vertical phase. As the tower rises, the structure, building systems and residential layouts must progress in a carefully managed sequence so that work on one level does not create conflicts several floors later.
Digital modeling and construction technology make that process more exact. Teams can identify clashes between structural, mechanical and architectural elements before they reach the field, reducing rework and helping the building advance more efficiently.

Going vertical is where years of design and engineering begin to take physical form. At Bentley Residences, every floor carries features that are unusual for a residential tower, so the structure has to be built around the experience being created rather than the other way around.
Engineering innovation into every residence
The patented Dezervator is the clearest example of an innovative engineering approach. The system will transport residents and their vehicles directly to private garages within their residences, eliminating the need for valet service or traditional journey through a parking garage and separate passenger elevator.
Integrating the system into a 62-story tower affects the building’s structural core, elevator shafts, power requirements, fire protection, ventilation and circulation. The garages themselves must also function as part of the residence while meeting the safety and performance standards of an enclosed automotive space.
The same level of technical consideration applies to the building’s outdoor living areas. Private pools and kitchens on every balcony add significant weight and introduce drainage, waterproofing and maintenance requirements across the full height of the tower. Oversized terraces and floor-to-ceiling glass must also be engineered to withstand the wind and exposure of an oceanfront site.
These features are not decorative additions. They are integral building systems that influence how the tower is designed, constructed and operated.
The power of collaboration
Bentley Residences brings together Dezer Development, Bentley Motors, Sieger Suarez Architects, Coastal Construction and a broad team of engineers, consultants and skilled trades. Their roles are distinct, but their decisions are interconnected.
A change to a pool, garage or elevator system can affect the structure, utilities, waterproofing and interior layout. The challenge is not simply keeping every party informed but ensuring that each decision works across the entire building.
We selected partners who understand that quality is achieved through discipline at every level. The architecture, engineering and construction all have to support the same vision, especially when the building includes systems and amenities that have never been delivered at this scale.
Looking ahead
As luxury residential projects become more personalized, construction methods will have to evolve with them. Buyers increasingly expect amenities that are integrated into the home and tailored to how they live, whether that means private pools, expansive outdoor space or direct vehicle access.
Delivering those features in a high-rise requires developers to address their structural and operational implications from the outset. Technology can improve accuracy and efficiency, but the real shift is toward designing the architecture, engineering and construction process as one system.
Bentley Residences represents that shift. Its significance lies not only in its height or profile on the South Florida skyline, but in the technical work required to make an unprecedented residential experience possible.
