Live Oak Contracting is a full-service general contracting firm that specializes in multifamily and commercial construction along the East Coast. The company prides itself on an extensive portfolio of more than $200 million worth of projects that span nine states and are backed by its team’s more than 50 years of construction experience.

Founded in 2014, the Jacksonville, Fla.-based firm was recently recognized by Inc. magazine as the 34th fastest-growing private company overall and the No. 1 fastest-growing company in the construction industry. “There is not one person at this company that has made us successful,” says Paul Bertozzi, founder, president and CEO. “It is a team effort from start to finish that has contributed to the success at Live Oak.”Live Oak info box

To accommodate for this growth, Live Oak recently relocated its headquarters in downtown Jacksonville to nearly double its amount of office space to 14,000 square feet. “The bottom line is everyone wants to be part of a vibrant, successful community,” Bertozzi notes. “Being a Jacksonville native, I think it’s important to be a part of the development of our city. We are very excited to have signage and a new space in one of the most prominent areas of Jacksonville’s downtown urban core. The Live Oak team has grown over 32 percent in the last year and as we continue to expand in the future, it’s a good feeling to know we now have the space we need to support that growth.”

Live Oak sets itself apart in the construction industry by building long-term partnerships based on integrity. As a general contractor, Live Oak provides all the labor, materials and equipment necessary to complete a project. Its services include development, design/build, renovation, rehab and tenant improvement projects. The company is adept at contracting and coordinating with subcontractors and vendors for each scope of work and managing, scheduling and supervising all phases of construction. 

“Our team is comprised of excellent communicators who can envision multiple ways to solve a problem,” Bertozzi says. “We share ideas, information and solutions freely among the team members and with our clients to reach the best decisions possible.” 

San Marco Promenade

Live Oak Contracting is overseeing the construction of the San Marco Promenade along Philips Highway in Jacksonville, which began in June. The $33.35 million class A, urban-style apartment community will include three four-story buildings with a total of 284 units. “It’s a nice location in Jacksonville and a community that everyone wants to see get restored,” Division Manager Chris Vickers says. “It’s nice to see Jacksonville starting to get some new multifamily complexes.”

The San Marco Promenade apartments will be a mix of one-, two- and three-bedroom units ranging in size from 770 to 1,400 square feet. Amenities will include a clubhouse, fitness center, business center with private conference rooms, a luxury resort-style pool including an outdoor kitchen with bar seating and fire pit, three courtyards and two entrances with gated security. 

Live Oak is excited to start its relationship with real estate development and investment firm Chance Partners on San Marco Promenade. The company is also working with a number of familiar subcontractors, as well as a couple new trade partners on this project. “We have a good core group of people we use in the specific trades, but on every project, we also work with subs that are new to us,” Vickers notes. “We do our due diligence and go into each project with a team that will get the project done correctly.” 

Safety is a top priority at Live Oak, which is why the company’s safety coordinator performs site visits regularly. To ensure everyone stays safety conscious while on site, it is the first topic of conversation during Live Oak’s weekly meetings in the field. The San Marco Promenade is expected to be completed in April 2020. 

Beacon at Gateway

In Scarborough, Maine, Live Oak began construction in June on one of the community’s first high-amenity multifamily luxury apartments. The Beacon at Gateway will consist of 288 apartments, ranging from studios to three-bedrooms units. 

The $40.8 million development is owned by The Residences at Gateway LLC, which is a joint venture between affiliates of KGI Properties, The Simon Konover Co., and Devine Capital. Ben Devine, principal at Devine Capital, said during the groundbreaking that the development is “Maine living, enhanced.”

Amenities at the Beacon at Gateway will include stainless steel appliances and full-size washer and dryers, private decks and patios, an intercom system, 24-hour maintenance and package acceptance. Select units will also feature walk-in closets, walk-in showers and dual sinks in the master bedroom and views of the woods. Detached garages are available to rent. 

“The Beacon at Gateway luxury apartments in Scarborough is ideally situated to give you easy access to the best of what the greater Portland area has to offer,” The Residences at Gateway says. “The Beacon is suburban living at its best – quiet and secluded, but just minutes from the city, beaches and Interstate 95.”

The first Beacon at Gateway apartment building is expected to be ready for occupancy this fall.
