John Moriarty & Associates of Florida (JMA) has been building luxury residential high-rises in the south Florida market for nearly 30 years. With the successful completion of more than 250 new construction projects over the past three decades, the company is repeatedly selected by prolific developers to build the region’s most high profile, complex and landmark projects.

Although the company was founded and is headquartered in Winchester, Mass., JMA has found firm footing in other markets, including Florida, Connecticut, Virginia and North Carolina. The company brought its expertise to the south Florida market in 1990, offering preconstruction consulting, construction management and general construction for new buildings, building additions, renovation projects and the fit-out of interior spaces. 

JMA has worked for many sectors, including universities, healthcare, commercial and others, but has found a sweet spot in Miami’s residential sector. The company’s past residential projects include the 900-unit One Miami designed by Arquitectonica; the 42-story Trump Towers 1, 2 and 3 designed by Sieger Suarez Architectural Partnership; and the Los Olas Beach Club, also designed by Sieger Suarez Architectural Partnership. 

Vice President and Project Executive Rick Schuerger says the market continues to keep JMA busy with multiple luxury residential projects in the works, including Muse Residences in Sunny Isles, Fla., Park Grove I & II in Coconut Grove, Fla., X Las Olas in Fort Lauderdale and X Miami. “We are an owner’s contractor,” he adds. “We work closely with the owner as well as with architectural and design teams to make sure we keep and maintain our schedule.”

Muse Residences

JMA was selected as the general contractor to oversee the construction of Muse Residences, a 51-story luxury oceanfront condominium located in Sunny Isles, Fla. Sunny Isles is a world-class waterfront destination on the coastline of south Florida that lies between the intracoastal waterways and the Atlantic Ocean. It is a small neighborhood strip about 20 blocks long and features an assortment of high-end retailers.

Muse Residences, a 650-foot-tall glass tower, features a unique twisting design. Muse Residences was developed by Property Market Groups (PMG) and S2 Development and designed by Sieger Suarez with conceptual design by Carlos Ott. “It’s a privilege to work on such an architecturally stunning and structurally challenging project such as Muse Residences,” says John Leete, executive vice president of JMA. “Once again, we are delighted that the developers have entrusted Moriarty to deliver an extraordinary building that is also a work of art.”

Muse offers only 64 residences, focusing on unparalleled amenities and services. All condominium units span the width of the building with expansive, 60-foot-wide and up to 38 feet deep balconies that offer sweeping views of the ocean. “Each residence has huge balconies complete with summer kitchens out there, speakers and a television for entertainment,” Schuerger says. “The western balconies are larger and follow the contour of the twist, so they get larger on the northern end as you go higher up the building. The balconies on the east side of the building overlook the ocean because Muse is right on the water.”

PMG Principal Ryan Shear says Muse Residences is one of the most private buildings in Miami. “If you want exclusivity and a serene experience, we don’t think anybody else competes,” he says. 

Smart Features

PMG strives to incorporate advanced technical amenities that are practical in its buildings. For example, Muse Residences is equipped with a rack and rail parking feature that is described as folded into the building itself and the first of its kind in south Florida. “There is no self parking,” Schuerger explains. “There is a 30-foot glass canopy in the front and two entrances for the garage. The car enters the garage through a valet – residents won’t drive the car into the garage – and it goes up to the parking space. Residents request their car from an app, it is retrieved and they receive a text message when it’s ready.”

Other smart features available include a home control system, biometric technology and speakers built into the walls of every room that can be hooked up to the resident’s music accounts. 

Inside Muse

PMG has a focus on the highest level of luxury, comfort and service at Muse Residences. Each residence offers panoramic ocean and intracoastal views with floor-to-ceiling windows. Private elevators service each residence. The residences are delivered fully finished, as well as the outdoor living spaces.

Interiors feature eight-foot Italian entry doors, marble and wood flooring, and custom Italian cabinetry. The master bedroom is expansive and features a midnight bar while the marble-covered master bathroom is equipped with Dornbracht and Duravit fixtures, oversized soakers, floor-to-ceiling windows and a television behind the mirror. 

The built-out, walk-in Italian closets in the master bedrooms feature custom designed closet doors with leather inserts, pre-installed shelving and drawers. The lights go up as soon as the room is entered at any hour of the night.

Muse Residences’ kitchens are equipped with all Sub-Zero and Wolf appliances. The kitchens feature temperature-controlled wine storage and black glass appliances. 

Other features of the building include a vanishing edge pool, a farm-to-table lounge, pet services, cafes and a breakfast gallery showcasing art. The building is will open this summer, Schuerger says.

Park Grove

JMA is overseeing the construction of Park Grove, which is the first residential/commercial project in the United States that OMA, headed by Pritzker Prize-winning architect Rem Koolhaas, designed. “Park Grove is a stunning mixed-use property designed by a team of world-renowned architects, planners and developers,” the company says. “It spans five acres in the heart of historic downtown Coconut Grove and features three ‘peanut-shaped’ high-rise towers overlooking Biscayne Bay.”

Construction on the 275-unit project began in 2015 and is being developed by Terra Group and The Related Group. Inspiration for Park Grove came from “Florida’s barrier islands ideally stacked one on top to resemble the vertical shape of Coconut Palm Trees to this striking façade,” according to reports. Park Grove allows daylight into the units while benefitting from the areas lush greenery and cool breezes from Biscayne Bay. 

The 1.124-million-square-foot contemporary condominium complex features estate-style penthouses and airy residences enriched by modern Meyer Davis Studio interiors, glass walls and expansive balconies that offer views of the glistening Biscayne Bay. Amenities include pools and pool decks, including one on the rooftop of the Club Residence, signature spa, sauna and steam rooms, indoor and outdoor yoga, a 28-seat private screening room, private dining and a wine tasting room with private storage. 

Landscape architect Enzo Enea designed a two-acre sculpture park and created serene landscapes and private gardens to extend the luxury over five outdoor acres. Coconut Grove’s Park Grove sits bayfront and is walking distance from the Dinner Key Marina, Monty’s Raw Bar, the CocoWalk shops, restaurants and Kennedy Park. 

Fine Dining

Park Grove’s three-tower complex will also house a 5,000-square-foot restaurant by James Beard Award-winning chef and cookbook author Michael Schwartz, who is also the owner of The Genuine Hospitality Group. Schwartz’s restaurant in Park Grove overlooks Tigertail Avenue and will feature freshly made food. 

Schwartz’s has been described as being the ultimate neighborhood restaurant. The bohemian, rustic restaurant will offer his signature open-air concept so guests can have a clear view into the kitchen. This design element is iconic to Schwartz’s projects and cultivates energy in the dining room, fostering a feeling of warm hospitality and a sense of comfort.

This will be Schwartz’s second eatery in Coconut Grove and he will oversee the restaurant, catering, pool and bar service at Park Grove. “With everything coming up so fast around us, the stakes are super high to make sure to deliver a place our neighbors new and old can grow with, frequent and make their own,” Schwartz said. “The vision for the restaurant is to create something similar to Cypress Room, but opening into a lush cozy courtyard that will become Coconut Grove’s own secret garden.”

One, Two, Three

One Park Grove is the most exclusive of the three luxury towers because it offers direct water views from every residence. The 20-story tower will consist of 71 bespoke, bayfront residences that offer two to four bedrooms and range in size from 2,232 to 3,592 square feet. The units feature 12-foot-high ceilings with floor-to-ceiling glass windows, gourmet kitchens and spa-inspired bathrooms designed by William Sofield, as well as expansive outdoor living rooms overlooking the bay. 

One Park Grove features four different residence layouts and two different penthouse layouts. The penthouses offer five and six bedrooms and range from 5,149 to 6,476 square feet.

Two Park Grove is described as an ultra-luxury condo building also with 72 two- to four-bedroom residences ranging from 2,232 to 3,592 square feet. The residences in the 20-story tower feature European-inspired kitchens with Italian cabinetry, stone countertops and premium Sub-Zero and Wolf appliances and elegant bathrooms. The units also feature 12-foot-high ceilings.

The third 20-story tower is called Club Residences at Park Grove and offers the same chic, sophisticated residences as One Park Grove and Two Park Grove. Club Residences offers 132 one- to three-bedroom units that range in size from 747 to 1,359 square feet. 

Club Residences offers eight different unit styles that all offer 10-foot-high floor-to-ceiling glass windows that overlook the bay. The residences offer expansive dining and entertainment areas and a chef’s kitchen complete with an island, Wolf and Sub-Zero appliances. 

Park Grove condos range in price from $1.8 million for a two-bedroom unit to $11.8 million for the five-bedroom penthouse on the 22nd floor. The development’s first two towers – Grove Residences and Two Park Grove – are expected to be completed this summer. Terra Group and The Related Group in February celebrated the groundbreaking of the final tower to be constructed, One Park Grove. 

‘X Social Communities’

JMA has developed a strong partnership with PMG over the years and has been selected to oversee the construction of two of its “X social communities” in south Florida – X Miami, X Las Olas and X Biscayne coming next year. The communities are built to focus on facilitating a social environment.

JMA is soon to complete X Miami, a rental community that focuses heavily on residents engaging. The 464-unit property in downtown Miami has everything its residents could need – cocktail bar, kitchen, social hall, pool deck, dog park, indoor screening lounge, picnic courtyard, co-working space and an outdoor cinema.

X Miami was designed to appeal to a fun living experience. The community’s motto is “life’s better with company.” PMG’s X Miami is down the street from the Miami-Dade College Wolfson Campus. 

JMA has also just begun construction on X Las Olas, a mixed-use development property in For Lauderdale for PMG Development. “With X Las Olas being our first project in Fort Lauderdale, working with the city and surrounding neighbors to launch a social hub that embodies the spirit of the area has been exciting,” Shear says. “Fort Lauderdale is evolving and we are thrilled to be creating a tech-forward, fun and convenient rental community that will invigorate and embrace the community.”

X Las Olas will include 1,200 residential units along the New River and there will be about 40,000 square feet of retail and entertainment space. Phase one of the project will include a 34-floor residential tower with about 639 units, including studios, one-bedroom units and two- to four-bedroom suites. 

About 100,000 square feet of amenity spaces will be included throughout the tower and rooftop. Amenities include co-working spaces, gym and fitness studio with frequent group classes, communal kitchens, smart package lockers, dog runs and bike storage facilities. Many suites will be available fully furnished. An X Las Olas proprietary mobile app will enable keyless entry and allow residents to manage their guest lists and access, adjust smart thermostats, receive notifications about packages and facilitate social events. 

Groundbreaking on X Las Olas was held in January and completion is expected in 2020. PMG expects to break ground on a third project, the 700-unit tower X Biscayne, in Miami later this year to add to its growing portfolio of X social communities. 

Moving forward, JMA hopes to continue partnering with PMG as the company continues to expand its X Social Communities portfolio in south Florida and across the United States.
