Piroli Group Developments’ commitment to building quality properties extends far beyond the completion of its projects. “We always deliver a good product on time and on budget and stand behind our construction,” says Rob Piroli, president and founder of the Windsor, Ontario, Canada-based developer and building. “We make sure we keep our commercial and residential tenants happy, and our buildings are always well-maintained.”

Founded in 1993 as Piroli Construction, the company has developed properties since 2000. Piroli Group Developments serves as general contractor on all of its projects, which include residential subdivisions, industrial buildings, apartment complexes and senior living developments. The company has completed several projects in Windsor, Leamington, Peterborough, Mississauga and other towns in southwestern Ontario.

Past projects include two subdivisions in Lakeshore; several municipal buildings including a town hall, library, police services building and fire services building in LaSalle; the Walker Town Centre shopping center in Windsor; and a six-story office building for BMO in Mississauga.

Piroli Group Developments’ construction services include project and construction management, site development and logistics planning, engineering, sewer and waterline hookups, site plan control excavating and masonry.  

“We are a small but highly specialized and dynamic group comprised of a team of highly experienced and skilled contractors,” the company says. “For each project, we bring our talents and experience together in a specialized design/build team that organizes the strategy, technology and materials that will most efficiently meet our needs.”

A New Community

Piroli Group Developments next year will complete one of the most ambitious projects in its history. The company in 2009 acquired 13 acres of land in Leamington, Ontario, that it has developed into commercial and residential properties.

The initial development on the property, known as Seacliff Center, is a four-building commercial project the company completed in 2013. Two years later, the company completed work on Seacliff Heights I, a 105-unit apartment building. Seacliff Manor, a 117-unit senior housing development offering independent living, assisted living and memory care options, opened in 2016.

Piroli Group Developments in June started work on Seacliff Heights II, a $28 million, 105-unit apartment building located near the Seacliff Heights I building. The company has completed work on three of Seacliff Heights II’s six stories and expects to complete the building in November 2018, Rob Piroli says.

The 156,000-square-foot building features a steel frame with precast concrete floors. Unit amenities include fireplaces and extended 9-foot-high ceilings. Building amenities include a theater room and a common room. Seacliff Heights II, like its predecessor, will also include an outdoor courtyard area with a pool, hot tub and lounge area.

The development is located near miles of sandy beaches along the north shore of Lake Erie. Other community amenities include 18 wineries and “all the conveniences of a town with a laid-back, waterfront lifestyle,” Piroli Group Developments says.

Seacliff Heights II is located on a separate parcel of land from Seacliff Heights I, which is almost fully rented out. Construction is taking place within a fenced-in area separated from the existing building. “We run a pretty tight ship,” Piroli says of the site’s safety plan. “Everything is going very well.”

Piroli Group Development is working hand-in-hand with several others to ensure the project runs smoothly. “The town of Leamington has been very helpful, and are very excited about the project,” Rob Piroli says.

The company has long-established relationships with many of the subcontractors and tradespeople working on the project. “We have repeat relationships with many of our subcontractors, and some have been working with us more than 15 years,” he adds.

New Markets

Piroli Group Development’s roots are in Leamington, which is Rob Piroli’s hometown and where the company was founded. The company moved its offices to Windsor from Leamington 20 years ago.

While the company continues to seek opportunities in Leamington, it hopes to do more developments similar to the Seacliff projects in nearby communities including Windsor.

“We want to expand further,” Piroli notes.
