A well-known general contractor that specializes in high-rise housing, Chicago-based Walsh Construction is bringing another high-profile project into the city’s South Loop neighborhood.

A 48-story luxury apartment building is under construction on Chicago’s posh Michigan Avenue. The 580,000-square-foot building, that will include roughly 7,500 square feet of retail on the ground floor, broke ground in April. The apartment tower is being developed by Chicago-based Murphy Development Group and Los Angeles-based CIM Group.

“This is an exciting project that’s going to bring a new and modern look to the South Loop,” Project Manager Dave Dunlap says. “It will change the face of South Michigan Avenue.”

Targeted for completion in summer 2019, the tower’s design features a unique glass façade that mimics a curtain wall. The non-structural exterior wall contains infills of glass that give it an eye-popping design. “The skin of the building is all glass and the corners are sloped in and out, giving it a unique look,” Project Manager David Dunlap says.

Amenity Studded

The building will house 500 high-end apartment units on upper floors and 188 parking spaces that take up the first six stories. Apartment features include open floor plans, quartz countertops, wood floors, stainless steel appliances and a washer/dryer in each unit. 

Designed by Solomon Cordwell Buenz, the $125 million tower will feature a wide-range of amenities. The seventh floor will house an outdoor rooftop pool with cabanas, seating area and space for grilling food. The 47th floor will encompass a state-of-art fitness center with outdoor and indoor yoga studios, green landscapes and a walking area that leads up to a 7-foot-high transparent screen wall with view of the city. The anticipated move-in date for its first residents is spring 2019.

Good Neighbors

Demonstrating the spirit of a good neighbor, Walsh Construction has met with local building owners, community groups and subcontractors to discuss hiring opportunities and ensure safe working conditions. The company also employs a full-time safety representative to be on-site, as well as its senior superintendent, Jon Olsen. 

“One of the challenges about this project is that it’s a property line to property line job,” Chura says. “And that creates access challenges and challenges with neighboring properties. So we do a lot of preplanning to make sure we are a good neighbor and that we provide a culture of safety.”

High-Rise Advantage 

Walsh Construction has numerous high-rise projects that have become fixtures in the Chicago skyline. That includes The Legacy at Millennium Park, a 72-story mixed-use building that combines retail, academic and residential space in the heart of Chicago.

Another project, AMLI River North, is 50-story apartment building that’s nestled just minutes away from the shores of Lake Michigan, Grant Park and Millennium Park and surrounded by Broadway-style theaters, world-renowned museums, prominent Illinois colleges and a vibrant dining scene.

At 2550 Lakeview, Walsh Construction built a 40-story condo development in Chicago’s Lincoln Park neighborhood. Known for their spectacular views of the city, the units feature open kitchens, a library build-out, dining room wet bar and high-end light fixtures. Its amenities include a private 1.25-acre park, indoor pool, spa, sauna, fitness center, yoga room, library, game room, theater, dog park, playground and a private clubroom featuring a full kitchen.
