Boasting a prime location along the waterfront of Irondequoit Bay and just minutes from downtown Rochester, N.Y., the Southpoint Cove development is expected to be a hot property once it’s completed next year. The 345-unit apartment complex will offer residents convenience and comfort in a highly desirable location, and a project of its size and scope required the services of a qualified and experienced general contractor.

Fortunately for Southpoint Cove, it has such a contractor in the form of Rochester-based Spoleta Construction. Project Manager Derek Harrison says the company’s long history of involvement in the residential sector makes Southpoint Cove a perfect fit for its expertise.

“The company has been around for about 60 years, and in that time has done a lot of residential development-type work, so this was just on a slightly bigger scale,” Harrison says. “This is probably one of the larger apartment developments we’ve done.”

The care and attention to detail Spoleta Construction brings to the project has been crucial for keeping the job on track, especially in light of some of the more challenging aspects of the work. With environmental and ecological considerations to juggle, Spoleta Construction has had its hands full while building Southpoint Cove, but Harrison says the company hasn’t encountered anything it can’t handle.

Luxurious Living

Southpoint Cove consists of eight three-story buildings totaling 319 apartment units and a separate 26 unit luxury apartment building with its own pool and gated access. The apartment units range from one to three bedrooms, with floor plans ranging between 768 and 1,502 square feet in the eight buildings and from 1,100 square feet to 2,433 square feet in the luxury building. Also featured in the development is a clubhouse that includes an exercise room, an indoor theater, a great room and a full-sized kitchen for entertaining. Southpoint Cove also offers residents access to a swimming pool and covered parking.

The project comes at an opportune time because the area is in need of quality housing to keep up with the economic development it has experienced. The area surrounding Southpoint Cove has undergone a revitalization in recent years, becoming a more modern and sophisticated commercial and residential area, and this development is expected to continue that process.

Planning for Challenges

Spoleta Construction is one of the most seasoned general contractors working in the Rochester residential sector, and its experience has helped the project team overcome some unexpected challenges during the construction of Southpoint Cove. For example, Harrison says, a portion of the property was a brownfield site, containing a large amount of contaminated soil. Spoleta Construction needed to remediate the site before work could begin in fall 2014. What’s more, the condition of the site required the installation of deep helical piles and retaining walls to ensure the security of the structural foundations.

Another unexpected challenge came in the form of a bald eagle nest, which is located close to one building on the site. Harrison says the location of the endangered animal means the company is restricted to working on that portion of the project to certain times of the year, but the company’s experience and capabilities have made it possible for the company to schedule work around those restrictions without causing delays.

History of Success

Spoleta Construction’s roots in the construction industry reach back to 1941, when Samuel Spoleta started working as a homebuilder. By 1958, he was joined by his son Michael D. Spoleta and incorporated the company. Over time, the company diversified into serving the commercial sector as well, and today the company’s portfolio contains numerous commercial projects as well as multifamily residential projects.

The third generation of family leadership joined the company when Michael D. Spoleta’s sons David and Michael M. came to Spoleta Construction. “Today, David and Michael M.
