When it comes to its resources and ability to perform its projects, Campanelli is neither too big nor too small. “We’re the right size for the projects we take on,” says Jeff DeMarco, president and partner in the Braintree, Mass.-headquartered company, noting that its average project is $10 million to $70 million in value. “We’re big enough to take on a $40 million job, but we don’t take on 20 to 40 projects of that size at a time. We’re small enough that each of our projects is extremely important to us and we pay close attention to every detail.”

DeMarco considers the company’s greatest strength to be its ability to maintain a steady stream of development and construction projects in the commercial sector while giving all of its clients the attention they deserve. 

“One of the biggest challenges is knowing what projects to take on in a busy market,” DeMarco says. “We’ve managed our resources in a way that allows us to be sure our clients are pleased at the end of the day and every objective is met.”

Each of Campanelli’s projects is led by an experienced development or construction professional who keeps in close contact with clients. The company specializes in building, developing, acquiring and managing properties in the commercial real estate sector. Industries served by Campanelli include medical device and life sciences, cold storage, office, educational, retail, manufacturing, industrial, healthcare and warehouse/distribution. Campanelli performs the majority of its projects in the northeast United States, but has also completed projects in Florida, Georgia, Pennsylvania, and New Jersey, and as far west as Texas. In addition to the commercial sector work it performs, the company develops and builds multifamily residential projects in its home state of Massachusetts.

Campanelli’s vertical integration enables the company to distinguish itself among its peers. “Our clients have the luxury of doing business with a full-service company, including permitting, architecture, development, property repositioning, land acquisition and other specialties that many competing construction companies don’t handle,” DeMarco explains. “The term ‘turnkey’ has a whole different meaning for us – we can work with clients who are looking to increase their current facility by 50 percent and solve all the issues related to that for them from site selection to delivery of a new building.”

The company is also regularly featured in the Boston Business Journal’s “Book of Lists.”

DeMarco represents the third generation of ownership at the company, which was founded in the 1950’s as a residential contractor. The company began commercial contracting and development in the 1960’s. Throughout its six decades in business, Campanelli has developed, built and acquired more than 20 million square feet of property.

Project Experience

One example of Campanelli providing a turnkey solution to a client was its work on Victory Packaging, a 250,000 square foot distribution facility and warehouse developed by Seefried Industrial Properties. Built on over 44 acres of land in Bellingham, Mass., the Campanelli Construction team used a multi-phased tilt-up panel method, in which “sandwich” panels were created by pouring into pre-constructed molds, then hoisted into place by a 303-ton crawler crane – the largest of its kind in New England. Each panel measures 14 inches thick, which includes 3 inches of architectural face, 2 inches of rigid insulation, and 9 inches of structural concrete. At 24 feet wide and 42 feet tall, these walls weigh an impressive 200,000 pounds each. 

Work on the project began in April and concluded in early October. “Getting a project of this size completed in just six months is significant,” DeMarco says. To expedite the project, the company sequenced and overlapped the trades, which required a coordination of subcontractors on site. 

Campanelli’s ongoing projects include a 83,000-square-foot office, manufacturing and warehouse facility for Edesia Global Nutrition Solutions, a North Kingston, R.I.-based nonprofit organization that produces therapeutic and supplemental foods for humanitarian organizations including UNICEF, the World Food Programme and the U.S. Agency for International Development. The project, which broke ground in May is projected to finish next March. Edesia’s main product is a peanut butter product designed for and shipped to third-world countries as a protein and nutrition source. The organization has helped treat and prevent malnutrition for nearly 3 million children in 46 countries. “The most unique thing about this project is the client and what they do; they are a story in and of themselves,” he adds. “Edesia makes a product that truly saves lives.”

Additionally, Campanelli Construction is busy wrapping up lobby renovations at Heritage One, the last of a three-building waterfront campus purchased by Campanelli in the summer of 2013. Campanelli Construction has done extensive renovations on all three properties, including modernized lobbies for each, as well as fitness centers and full-service cafes in both Heritage Two and Heritage Point, and a unique “Grab’n’Go” kiosk at Heritage Two, which allows tenants to purchase pre-made sandwiches, snacks and beverages after normal business hours. The carefully planned amenities package has revitalized the three properties and created an urban “live-work-play” environment in one of Boston’s most coveted suburbs. The campus, named Heritage Landing, has seen significant leasing momentum since debuting this multi-million dollar amenities overhaul, and has grown to become the fastest-leasing office campus south of Boston. State Street Bank is scheduled to move in at Heritage One later this fall, the company says.

Campanelli is also working on a cold storage facility for Preferred Freezer Services in Houston. The 228,014-square-foot facility is the 14th facility of this kind the company has built for Preferred Freezer Services, which manages state-of-the-art controlled cold temperature warehouses for clients in the food service and other industries. 

Campanelli has completed more than 140 million cubic square feet of cold storage facilities in seven states for Preferred Freezer Services and other clients. Its past projects include assisting Preferred Freezer in accommodating the third-ever automated storage and retrieval system in the United States.

“Our repeat relationship with Preferred Freezer is a testament to our understanding of cold storage construction by maximizing space in cold storage facilities, incorporating energy efficiency as well as site selection expertise,” the company says.

Campanelli is assisted in its projects by a number of construction and trade partners. “Our subcontractors and vendors contribute directly to our success,” DeMarco says, noting the company typically teams with 25 subcontractors and vendors per project on average. “Every one of those companies is a partner of ours, and everyone has to succeed in order for us to best complete the project.” 

The company has established long-term relationships and performs repeat projects with many of its subcontractors, but also brings new tradespeople and vendors on board on a regular basis. “We have a good mixture of new subcontractors who are very impressive and do a good job for us,” he adds. “Campanelli Construction’s continued success is a direct result of the enthusiastic efforts of the men and women we are lucky enough to have on our team.
